ABOUT



Cedar Drive Apartments is a professionally managed 40-unit community located in the heart of Fairborn, Ohio. Originally built in the 1970s, the property has undergone extensive structural and aesthetic improvements in recent years to ensure all units meet modern safety, code, and comfort standards.

Our super-sized studios offer 430 sq. ft. of living space—nearly double the size of a standard studio. The thoughtful floor plan includes:

Distinct Living Areas: A 15x11 living area separated by a partial wall with built-in bookshelves.

Sleeping Quarters: A dedicated 14x11 bedding area with a large closet.

Full Kitchen Bath: An 11x7 independent kitchen with a full-sized stove and refrigerator, plus a full bathroom and additional storage/coat closets.


Conveniently located near Wright-Patterson Air Force Base (WPAFB), Wright State University, and downtown Fairborn, we offer a well-maintained, quiet environment with off-street parking and 24/7 video surveillance




PET POLICY


We are a pet-friendly community with specific guidelines to ensure the comfort of all our residents:

• Limit: Maximum of one (1) pet per unit.

• Requirements: Cats are welcome. Small dogs (under 40 lbs) are permitted in first-floor units only.

• Housebroken: All pets must be fully housebroken.

• Fees: A $150.00 non-refundable move-in fee per pet. • Monthly pet rent: $20.00 for cats / $25.00 for dogs.

Service Animals and Emotional Support Animals

You are required to provide the following documentation if you need to check in service animals and emotional support animals:

  1. Written verification from the tenant’s health care provider that the service or emotional support animal is needed.
  2. Copies of the animal’s health records to prove the animal is in good health, parasite-free and immunized/vaccinated.
  3. Copy of Reasonable Accommodation form (by HUD) completed by your therapist

Initial screening: Application package can be downloaded or email to you electronically, or picked up at the pick-one box (in front of the rental office).

Application Fee: $35, for final online credit and security background checking, to be collected before the lease is signed (not during the initial screening). 

Deposit: same as one month's rent

Utilities: Tenants pay W/S and electricity. Landlord pays trash pickup

1) water/sewer at a $45.00 flat fee

2) Electricity is independently metered, tenants hold their own accounts with providers and pay directly, no gas.​



RENTAL REQUIREMENTS



LEASING POLICIES & REQUIREMENTS To maintain our high community standards and streamlined management process, we operate as a private-pay community and do not currently participate in housing voucher programs.

• Occupancy Limit: Maximum of two (2) occupants per unit.

• Base Rent: Advertised rates are for single occupancy.

• Second Occupant Surcharge: An additional $100.00 per month is added for a second resident. This flat fee covers the additional water/sewer usage and community facility maintenance.

• Income: Monthly gross income must be at least 3x the monthly rent (verifiable stable/fixed income).

• Rental History: Strong references from previous landlords regarding property care and housekeeping are required.

• Background: No evictions or felonies within the last 5 years.

3) income approval documents - for example, employment letter (from employer), letters from banks/social security administration, salary slips, and such
