ABOUT



Cedar Drive Apartments is a small apartment complex of 40 units, built in 1970s located in Fairborn Ohio. Cedar Drive Apartments offers super-sized studio apartments 430 sqf living space (Standard studio is 288 sqf) in four buildings. It is managed by its owner - Cedar Property Solutions LLC. The complex is conveniently located at downtown area of City Fairborn next to the Wright-Patterson Air Force Base (WPAFB), close to the National Museum of the USAF, Wight State University (WSU) and Air Force Institute of Technology. Great location close to shopping, banking and restaurants. There have been many improvements made to the property over the recent years. The main living area of each apartment is broken into sections by producing partial wall making a 15x11 living area with built-in book shelves, a 14x11 bedding area, 11X7 independent kitchen with full sized stove & refrigerator. One full bath. Besides, large closet in bedding, coat closet in hall way, towel closet in bath. There is a 6x5 storage room. All electricity, baseboard heating and thru wall air conditioning for the tenants comfort. Off-street parking (monitored video surveillance system). Both upper and lower units are available.



PET POLICY

1) No more than ONE pet/unit

2) Cats, small dogs (weighted below 40 lbs, only for first-floor unit)

3) All pets have to be housebroken. $150/pet move-in fees (nonrefundable) 

4) Monthly pet fees: $20.00/cat, $25/dog ​


Service Animals and Emotional Support Animals

You are required to provide the following documentation if you need to check in service animals and emotional support animals:

  1. Written verification from the tenant’s health care provider that the service or emotional support animal is needed.
  2. Copies of the animal’s health records to prove the animal is in good health, parasite-free and immunized/vaccinated.
  3. Copy of Reasonable Accommodation form (by HUD) completed by you therapist

Initial screening: Application package can be downloaded or email to you electronically, or picked up at the pick-one box (in front of the rental office).

Application Fee: $35, for final online credit and security background checking, to be collected before the lease is signed (not during the initial screening). 

Deposit: same as one month rent

Utilities: Tenants pay ALL utilities

1) water/sewer at $40.00 flat fee for one occupant, $10.00/month more for extra occupant.

2) Electricity independent metered, tenants hold their own accounts with providers and pay directly, no gas.​



RENTAL REQUIREMENTS



PLEASE NOTE:

We would not be able to accommodate any housing vouchers or supporting programs

Limit 2 occupants per apartment, each adult occupant must file an application independently

1) A gross monthly income of three times the monthly rent. Stable job/fix income.

2) Good references from your current and previous landlords, including housekeeping and property care.

3) No evictions or felonies in the last 5 years.​
